Based on our survey report our property is located in an area where approximately 1 in 5 properties (20%) have higher than safe levels of radon.
It’s important to understand that this statistic doesn’t mean our home definitely has high radon levels – it simply indicates the probability in our area. The only way to know for certain is through testing.
What is Radon?
Radon is a naturally occurring radioactive gas that forms when uranium in soil, rock, and water breaks down. It’s colorless, odorless, and tasteless, making it impossible to detect without specialized testing.
When radon surfaces in open air, it quickly dilutes to harmless concentrations. However, when it enters enclosed spaces like homes, it can accumulate to potentially harmful levels. Long-term exposure to elevated radon levels increases the risk of lung cancer.
Step-by-Step Radon Testing Process
Step 1: Choose a Testing Method
You have two main options:
EPA Test Kits:
- These are available through the Environmental Protection Agency
- Tests are conducted over several months for accurate results
- The kits are relatively inexpensive but require patience
Digital Testing Devices:
- Your survey specifically mentions “All Clear Radon” (T:053 9004227, eugene@allclearradon.ie)
- These provide results more quickly than traditional kits
- They’re typically more expensive but offer real-time monitoring
Step 2: Prepare Your Home for Testing
- Close all windows and external doors 12-24 hours before beginning the test
- Maintain normal heating and cooling patterns during testing
- Place the test kit or device on the lowest living level of your home
- Position it away from drafts, high heat, and high humidity areas
- Follow all specific instructions provided with the test kit
Step 3: Conduct the Test
- For EPA kits, leave them in place for the recommended period (typically 3 months)
- For digital devices, follow the manufacturer’s instructions for duration
- Avoid disturbing the test device during the testing period
Step 4: Process the Results
- EPA kits need to be sent to a laboratory for analysis
- Digital devices will provide readings directly
- Results will indicate radon concentration in Becquerels per cubic metre (Bq/m³)
Step 5: Interpret the Results
- The reference level in Ireland is 200 Bq/m³
- If your levels are below this, no action is required
- If your levels are above this, consider radon remediation
What to Do If Levels Are High
If your test reveals high radon levels, don’t panic. Effective remediation methods exist, including:
- Improved ventilation systems
- Sub-slab depressurization (a system that pulls radon from beneath the foundation and vents it outside)
- Sealing cracks and openings in your foundation
The EPA can provide recommendations for qualified contractors to perform this work if needed.
